Bischel Building repairs leaking and damaged roofs for homeowners in Farmington, Lakeville and across the south metro. We find where water is really getting in, fix the shingles, flashing, vents or decking that caused it, and repair any ceiling or wall damage inside, so one family-owned team handles the whole problem.
If you have a stain on the ceiling, shingles in the yard or water dripping in the attic, call us.
Roof leaks
Water rarely comes in right where the stain shows up. It can run along a rafter or the top of the drywall for several feet before it drips. We trace the leak from the inside and the outside, check the most common trouble spots, and show you photos of what we find before we fix anything.
The most common sources we see on Minnesota homes are cracked rubber vent boots around plumbing pipes, loose or rusted flashing at chimneys and walls, damaged or missing shingles, nail pops, and ice dams at the eaves in winter.
Missing or damaged shingles
Wind lifts and tears shingles, and hail cracks them and knocks off the granules that protect the asphalt. We replace damaged shingles, reseal lifted ones, and blend repairs with your existing roof as closely as available materials allow. If damage covers a large area of the roof, we'll tell you honestly whether a repair still makes sense.
Flashing, vents and chimneys
Flashing is the metal that seals the joints where your roof meets a wall, chimney, skylight or valley. When it loosens, rusts or loses its sealant, water gets behind it. We repair or replace step flashing, counter flashing and valley metal, replace worn pipe boots and roof vents, and seal around chimneys and skylights. If the chimney itself needs work, our masonry team can look at it on the same visit.
Ice dams and winter damage
Ice dams form when heat from the house melts snow on the roof and the water refreezes at the cold eaves. The ice backs water up under the shingles and into ceilings and walls. We repair the damaged roofing, gutters and interior finishes, and then look at the cause: attic air leaks, insulation and ventilation. Read more in our guide to ice dams in Minnesota, or see our soffit, fascia and ventilation page.
Flat, metal and specialty roof repairs
We repair more than asphalt shingles. We work on flat and low-slope roofs, including torch-down modified bitumen, as well as metal and aluminum roofs, cedar shakes, mobile home roofs and specialty or historic roofs. Flat roofs often leak at seams, drains and edges, and we inspect all three.
What customers say
“They did a great job with our roof. I’ve even called when we had water coming in and they’ve been gracious to promptly drop off fans and help rip up carpet to avoid further issues. Always helpful and highly recommend!”Tara F.
Repair or replace?
Not every leak means you need a new roof. A repair is usually the right call when the roof is in good shape overall and the problem is limited to one area, such as a vent boot, a section of flashing or a few missing shingles. Replacement usually makes more sense when the roof is near the end of its life, leaks in several places, has curling or brittle shingles across large areas, or has widespread hail damage. We'll give you a straight answer and a written estimate either way. When it's time for a new roof, see our roof replacement page.
Roof tune-ups
A tune-up is a good way to get more years out of a roof that's in decent shape. We replace loose or missing shingles, reseal flashing and exposed nail heads, replace worn vent boots, and clear debris from valleys and gutters. It is a smart step before you sell your home, or before winter if your roof is getting older.
Storm damage and insurance
If the damage came from hail or wind, you may want to talk with your insurance company. We can inspect the roof, document the damage with dated photos and give you an itemized estimate to share with your insurer. You stay in charge of your claim. Learn how that works on our wind and hail damage and insurance restoration process pages.
Frequently asked questions
How much does a roof repair cost?
It depends on the cause, the roof type and how much damage there is. A worn vent boot is a small job, while a leak that has rotted decking takes more work. We'll inspect the roof and give you a free written estimate before any work starts.
Can you repair a roof in winter?
Many repairs can be done year-round, including flashing, vent boots and small shingle repairs. Some shingle work seals best in warmer weather, so we may make a secure repair now and finish details when temperatures rise. We take emergency roof leak calls: if water is coming in, call us and we'll get to you as quickly as we can.
My ceiling has a stain but the roof looks fine. Is it the roof?
It could be the roof, an ice dam, a plumbing leak, a bathroom fan venting into the attic or condensation. We trace the water to its source so you only pay to fix the real problem.
Will a repaired area match my roof?
We match shingle type and color as closely as we can with what manufacturers currently make. Older or discontinued shingles can be hard to match exactly, and we'll show you the options before we start.
Do you fix the inside damage too?
Yes. As a general contractor, we repair the drywall, insulation, paint, trim and flooring damaged by a leak, so you don't need to hire a second company.
