Built for Minnesota freeze-thaw
Concrete in Minnesota goes through dozens of freeze-thaw cycles each winter, plus de-icing salt from the road and your boots. Long-lasting concrete starts with what's underneath: a well-compacted base, good drainage and slope away from your home. We specify air-entrained concrete mixes designed for freezing climates, and we make sure our subcontractors place control joints so cracking happens where it's planned and cure the concrete properly. We'll also share care tips, such as avoiding harsh de-icers on new concrete during its first winter.
Finish options
A classic broom finish gives good traction on walks and driveways. Colored concrete adds warmth, and stamped concrete can mimic stone, slate or brick at a lower cost than natural materials. Exposed aggregate offers texture and grip. For a different look or a mix of materials, we also do stone, brick and stucco work.
Our process
- Site visit. We look at the area, drainage, access and any existing concrete.
- Estimate and permits. You get a detailed written estimate, and we handle permits where your city requires them, such as for driveway aprons.
- Removal and base prep. Our concrete subcontractor removes old concrete, then grades and compacts the base and sets forms.
- Pour and finish. The concrete crew pours, finishes and cuts or tools control joints, and we check the work.
- Curing and clean-up. The new concrete is protected as it cures, the site is cleaned up, and we explain when you can walk and drive on it.
Replace, repair or resurface?
Not every tired slab needs to be torn out. Hairline cracks and minor surface wear can often be repaired or resurfaced. But concrete that has heaved, sunk, broken into pieces or slopes toward your house usually needs to be removed and replaced with a proper base underneath, or the same problems will return. Water draining toward a foundation can lead to wet basements, so fixing the slope is worth it. We'll look at your concrete and tell you honestly which option makes sense, and we'll explain why.
Why Bischel Building
We're a family-owned general contractor based in Farmington, so concrete can be part of a larger project, like a new garage with a slab and driveway or an addition with a new foundation, all managed by one contractor. The concrete itself is poured by trusted subcontractors we schedule and oversee. We treat your property with care and keep the job site clean.
Frequently asked questions
When is concrete season in Minnesota?
Most flatwork is poured from spring, once the ground thaws, through late fall. Pouring in cold weather is possible with special precautions like heated blankets, but timing and cost depend on conditions, so we'll talk through your schedule.
Why does concrete crack, and can it be prevented?
Concrete shrinks as it cures and moves with temperature changes, so some cracking is normal. A good base, proper control joints and correct curing keep cracks small and where they belong.
How soon can I drive on a new driveway?
Usually you can walk on it within a day or two and drive on it after about a week, depending on the weather. We'll give you guidance for your specific pour.
Should I seal my concrete?
Sealing can help protect concrete from water and de-icing salt, especially driveways and walks. We'll recommend whether and when to seal for your project.
Do I need a permit for a driveway or patio?
It depends on your city. Many require a permit for driveway aprons or new driveways, and some for patios. We check local rules in cities like Lakeville, Apple Valley and Hastings and pull permits when required.
