If your home is 15 years or older and still has its original windows, it's worth seeing what new windows can do.

Older windows weren't designed to last forever. If yours leak, fog up between the panes, let in too much heat and sun, or are hard to open, give us a call.

Signs your windows need replacing

  • Fog or condensation between the glass panes, which means the seal has failed
  • Drafts, frost or ice on the inside of the glass in winter
  • Windows that stick, won't stay open or won't lock
  • Soft or rotting frames and sills
  • Rooms that overheat in summer sun or are noticeably cold near the glass
  • Hail damage, cracked glass or torn screens after a storm

Window frame options

Vinyl frames

Like vinyl siding, vinyl frames are popular because they're budget-friendly, durable and low-maintenance. Ask about frames with multiple seals and insulated chambers for extra protection in extreme temperatures.

Wood frames

Wood has been used for window frames for centuries because it's a natural insulator. It can be painted or stained to match your home inside, and many wood windows come with low-maintenance exterior cladding.

Composite frames

Composite frames combine the best of wood and vinyl technology to create a very strong, stable and reliable window. They come in a variety of colors, styles and finishes to suit almost any budget.

Window brands we install include Marvin, Andersen and Pella. We install products backed by manufacturer warranties, and the warranty details for your project are spelled out in your written contract.

Glass choices for a Minnesota home

Glass makes up most of a window, so it should protect your home as well as the frame does. Double-pane glass with low-E coatings and gas fill is a common choice. Triple-pane glass adds even more insulation and sound control, which many homeowners appreciate during a Minnesota January or next to a busy road. Low-E coatings can also reduce heat gain and fading on sunny south and west walls. Ask us about the energy ratings on the label, such as U-factor, and how to choose glass for each side of your home.

Window styles

We install double-hung, casement, sliding, awning, picture, bay and bow windows, and egress windows for basement bedrooms. Changing styles can make a big difference. For example, a casement window that cranks open is easier to reach over a kitchen sink than a double-hung window. Adding an egress window is often the first step in finishing a basement.

Installation makes the difference

A great window installed poorly will still leak air and water. We remove the old window carefully, check the opening for rot, flash the sill and sides so water drains out, insulate the gap with low-expansion foam, and finish the interior and exterior trim neatly. If your siding is being replaced too, it's the ideal time to flash new windows from the outside.

Our process

  1. Consultation. We look at your windows, talk about what's bothering you, and measure.
  2. Options and estimate. We go over frame, glass and style options and give you a written estimate.
  3. Ordering. Windows are made to fit your openings, so there's a lead time. We'll give you a realistic date.
  4. Installation. We work room by room, protect your floors and furniture, and clean up as we go.
  5. Walkthrough. We check that every window opens, closes and locks properly.

Frequently asked questions

Can windows be replaced in the winter?

Yes. We replace one window at a time so each opening is only exposed for a short time, which keeps cold air out of your home. Winter is often a good time to get on the schedule.

Do I need a permit for replacement windows?

Many cities require a permit for window replacement, especially if the opening size changes or you're adding an egress window. Elko New Market and Credit River, for example, have specific replacement window permits. We handle what your city requires.

Why is there condensation on my windows?

Condensation on the inside surface in winter usually means high indoor humidity meeting cold glass. Fog between the panes means the seal has failed and the glass unit or window needs replacing.

How long does window installation take?

Many homes can be done in a day or two, depending on the number of windows and whether any openings need repairs. We'll give you a schedule with your estimate.

What's an egress window?

An egress window is large enough to escape through in an emergency. Minnesota's building code requires one in basement bedrooms. We can cut a new opening and install the window and window well.

Areas we serve

We replace windows in Farmington, Lakeville, Apple Valley, Burnsville, Eagan, Rosemount, Prior Lake and Northfield, and throughout our service area within 60 miles of Lakeville and Farmington.
