Bischel Building inspects and repairs hail and wind damage on Lakeville homes: roofs, siding, gutters, windows, soffit and fascia. We photograph every damaged area with dated photos, write an itemized estimate, meet your insurance adjuster at your home if you'd like us there, and then make the repairs with one local team.

Lakeville is one of our two home-base cities, so we're close by in storm season and still here long after the out-of-town crews have moved on.

Hail season in Lakeville and Dakota County

In Minnesota, hail season usually runs from late spring through summer, with high winds possible any time of year. Storms move fast across Dakota County, and hail tends to fall in narrow bands. One Lakeville neighborhood can take heavy damage while homes a mile or two away see almost none. That's why a neighbor's new roof doesn't mean yours was hit, and a quiet street doesn't mean you were missed.

Lakeville's housing makes a close look worth it. According to the U.S. Census Bureau's American Community Survey, about half of Lakeville's homes were built in 2000 or later, and most of the rest between 1980 and 1999. Many of those homes are still on their original roof and siding. Older shingles and sun-faded vinyl crack and lose granules more easily than new materials, and the damage often doesn't show from the driveway.

What we check on a Lakeville home after a storm

  • Roof: bruised or cracked shingles, lost granules, lifted or creased tabs, ridge caps, and dents in metal vents, flashing and pipe boots
  • Siding: cracks and holes in vinyl, especially on the wall that faced the storm, plus dented trim and loose panels
  • Gutters and downspouts: dents, bent hangers, and granules washed out at the bottom
  • Windows and doors: broken glass, torn screens, and dented or split frames and wraps
  • Soffit and fascia: cracked vented soffit and dented fascia wrap that can let in water and pests
  • The yard: marks on decks, fences, the mailbox and air conditioner fins, which help show the size and direction of the hail
  • The attic, where we can reach it, for daylight, wet decking or damp insulation

We take dated photos of everything we find and walk you through them in plain language. If we don't find damage worth repairing, we'll tell you that too.

How a hail claim works, and where we fit

  1. Stay safe and take photos. Stay off the roof. Photograph damage from the ground before anything is moved, and note the date of the storm.
  2. Free inspection. We inspect the whole exterior and give you our dated photos and a written, itemized estimate.
  3. You decide about a claim. If you file, you do it directly with your insurer or agent, and you can share our photos and estimate with them.
  4. Adjuster visit. When the adjuster comes to your Lakeville home, we can meet them on site to point out the damage we documented and explain the repairs from a construction point of view.
  5. Your insurer's estimate. If our inspection found damage that isn't in it, we document that damage with photos and an itemized estimate you can send to your insurer. Questions about what your policy pays go to your insurer or agent.
  6. Contract and your rights. Before you sign, you get our itemized estimate and Minnesota's required written notice for insurance-paid work. For roofing contracts paid by insurance, you can cancel in writing within 72 hours after your insurer tells you the claim was denied (Minn. Stat. 326B.811).
  7. Permit and repairs. We pull the Lakeville permit, do the work and clean up.
  8. Final paperwork. You get final photos and an invoice for your records and your insurer.

Our insurance restoration process page explains each step in more detail.

What we do, and what we don't

  • We do inspect and photograph the damage, write an itemized estimate, meet your adjuster on site if you'd like us there, and do the repairs.
  • We don't interpret your policy, tell you what is covered, or negotiate your claim. Only your insurer, your agent or a licensed public adjuster can do those things.
  • We don't pay, waive or "absorb" your deductible, and we don't offer gifts, cash or discounts for an inspection, a claim or a referral. Minnesota law (Minn. Stat. 325E.66) prohibits it.

Lakeville permits for storm repairs

Lakeville requires a permit for re-roofing and re-siding. The city's inspections team lets contractors email photos of the ice and water underlayment and the house wrap to its inspections team instead of posting them on site. We pull the permit, send the photos and schedule any inspections.

Before you sign with a storm crew

After a big storm, door-to-door crews often work through Lakeville subdivisions. Some are reputable. Some are gone before the first warranty call. The Minnesota Department of Labor and Industry warns that a form you sign "to inspect the roof" or "to talk to your insurance company" can be a binding contract. A few simple checks protect you:

  • Look up the contractor's Minnesota license on the DLI license lookup. Ours is BC634092.
  • Ask for a local office address. Ours is 100 8th St in Farmington, and you're welcome to stop by.
  • Don't sign anything until you've decided who you want to hire.

Our Dakota County hail storm checklist covers the rest, step by step.

Why Lakeville homeowners call Bischel Building after hail

We're a family-owned contractor, licensed in Minnesota and working in the south metro since 2005. Hail damage questions from Lakeville homeowners

Roofing crews are working all over my Lakeville street. Does that mean my roof was damaged?

Not necessarily. Hail often falls in narrow bands, so damage can vary from one block to the next. A free inspection with dated photos is the only way to know for sure.

How soon can you inspect my Lakeville home after a storm?

Lakeville is right next to our Farmington office, so it's one of the quickest areas for us to reach. Call (651) 463-8762 and we'll set up a time as soon as we can. If water is coming in, tell us and we'll prioritize a tarp or board-up.

Will you meet my insurance adjuster in Lakeville?

Yes, if you'd like us to. We meet adjusters on site to point out the damage we documented and talk through the repair scope. You stay in charge of your claim and your conversations with your insurer.

Will my insurance cover the hail damage?

Only your insurance company can answer that, because coverage depends on your policy. Some policies have separate wind and hail deductibles or cosmetic damage exclusions, so ask your agent. We can give you photos and an itemized estimate to share.

What if my insurer's estimate misses some damage?

We document the damage that's missing with photos and an itemized estimate, and you can send that to your insurer. We don't negotiate your claim; questions about what your policy pays go to your insurer or agent.

Can hail damage be repaired before winter?

Often, yes. Siding, gutters, windows and many roof repairs can be done well into the cold season. Full roof replacements depend on temperature, so after a late-season storm we may protect the roof first and replace it when the weather allows.
