Apple Valley homes are a little older than their neighbors to the south, and that changes what a roof replacement involves. Older roofs can hide extra shingle layers, tired decking and attics that were never vented for today's code. We find those things at the inspection, so they're in your estimate instead of a surprise on tear-off day. Our Farmington office is about 6 miles away.

What Apple Valley's housing means for your roof

Most of Apple Valley was built in the last decades of the 20th century. According to the U.S. Census Bureau's American Community Survey, about 44% of the city's homes were built between 1980 and 1999 and another 27% between 1960 and 1979, with a median build year of 1990. Many of those homes have already had one replacement roof, and some are on their third.

That history shows up on the roof:

  • Extra layers. A past re-roof may have gone right over the original shingles. We tear off every layer down to the deck so we can see and fix what's underneath.
  • Decking that needs repair. After several decades, some sheathing is soft, delaminated or water-stained near old leaks. We replace damaged sections before the new roof goes on, and the estimate explains how decking repairs are priced.
  • Older ventilation. Split-levels and ramblers from the 1970s and 1980s often have too little soffit intake or a mix of vent types. We balance intake and exhaust so the attic stays cold and dry.
  • Code updates. A new roof has to meet the current Minnesota building code, including ice and water protection at the eaves, even if the old roof didn't have it.

Low-slope sections, porches and additions

Apple Valley homes that have added a porch, a sunroom or a garage over the years often have a low-slope or flat section tied into the main roof. Shingles aren't made for very low slopes, and those tie-ins are a common leak point. We replace low-slope areas with a roofing system made for them, such as modified bitumen, and re-flash the joint where they meet the main roof.

The Apple Valley permit

Apple Valley lists roofing among the projects that need a building permit, and the permit has to be approved and paid before work begins. We apply through the city's online ePermits system, build the approval time into the schedule and handle the inspections. Details are on the city's Building Inspections page.

Roof and siding together?

In a lot of Apple Valley homes, the roof, siding, gutters and windows all came from the same era and are wearing out around the same time. If two or more are near the end of their life, replacing them together can give you matched trim, new flashing where the roof meets the walls, and gutters sized for the new roof, with one permit plan and one crew schedule. We'll price the roof on its own and together with the other work, so you can decide.

How we replace an Apple Valley roof

  1. Inspection and photos, including the attic where we can reach it and a count of the existing layers.
  2. Itemized estimate covering tear-off, decking, ice and water protection, ventilation, flashing, the permit and the roofing you choose. Shingle brands we install include GAF, Owens Corning and DaVinci, and we also install metal roofing.
  3. Permit through Apple Valley's ePermits system.
  4. Tear-off of every layer, with your landscaping, siding and driveway protected.
  5. Repairs and installation: decking, ice and water protection, underlayment, new flashing and vents, then the roof.
  6. Clean-up and final walkthrough, including a nail sweep of the yard and driveway.

If a storm is the reason

Hail in the south metro often hits one Apple Valley neighborhood hard and leaves another a few miles away untouched. If your roof was damaged in a storm, you may want to talk with your insurance company first. You file the claim and work directly with your insurer. We provide dated photos and an itemized estimate, and we can meet your adjuster on site if you'd like. We don't interpret policies or negotiate claims. See our wind and hail damage and insurance restoration process pages for how that works.

Roof replacement questions from Apple Valley homeowners

Do you tear off the old layers, or roof over them?

We tear off every layer down to the deck. That lets us find and repair damaged decking and install ice and water protection and new flashing the way the code requires.

Does Apple Valley require a permit to replace a roof?

Yes. Apple Valley lists roofing among the projects that need a permit, and it must be approved and paid before work begins. We apply through the city's ePermits system and handle the inspections.

What if you find bad decking during the tear-off?

We'll show you photos and replace the damaged sections before the new roof goes on. Your estimate explains how decking repairs are priced, so there are no surprises.

Should I replace my roof and siding at the same time?

If both are near the end of their life, doing them together can give you matched trim and better flashing where the roof meets the walls. We'll price the roof alone and with the siding so you can choose.

Can you fix the flat roof over my porch too?

Yes. We replace low-slope and flat sections with a roofing system made for low slopes, such as modified bitumen, and re-flash the joint with the main roof.
